So right now there's a lot of different things in the news about what's going on in Portland and people are always moving into and out of Portland. But right now there seems to be a perception and part of it, I think, is  true, that people are moving out of Portland in a larger amount than they have in the past.

Wow. Yeah, I was just down in Palm Desert, California, and California has its pros and cons. Man, that's easy living down there. Yeah, I was down there early spring when it was 80 degrees and perfect and all that, and it was poopy up here. So that may have affected it. But I'd love to get to South Carolina. And interestingly enough, they are one of the top five destinations out of Portland.

So let's before we get into that, I want to just remind people, there are a lot of people moving out of Portland, but Portland is still one of the top destinations in the United States. And I think a lot of people find it very interesting that in 2022, Portland was the number two inbound move location in the United States, and that was per the United Van Line study.

You know, Van Lines does a study every year of these things, very well-respected and Portland was number two. Isn't that amazing?

People might be interested to know, well, where are they moving to when they come in to the area? And the information that I found per the United States government and the city of Portland, Portland Metro was the number one location. Hillsboro. Crazy, huh? Yeah. Hillsboro, Bethany, Northwest Portland, Lake Oswego, Tualatin,  Sherwood and outside of Clackamas County. So like, Boring.

Those type of areas are heading out there quite a bit. So that's where people are going to. And another thing that I think you guys will find interesting is it's the young millennials moving to Portland, right? A higher percentage of younger millennials are moving to Portland than any other city in the United States right now.

Yeah, which is crazy because 55% of the people moving out of Portland are 55 and older.

I think a lot of people have got their retirement sitting there and they're like, Well, I could retire here or a lot of people have choices now. And I think with the pandemic and a lot of the stay at home work, people are realizing that they have more choices than before. And a lot of people always had plans to retire outside Portland.

But I think that's exponentially grown now that the mindset is more of, well, what's possible, that makes sense. Yeah. So where did they move from? San Diego. Los Angeles, Chicago, and surprisingly, Albuquerque.

So I'm going to start right at the top. Let's start with number one. No counting down The number one place where Portland Metro people are moving to right now is Phoenix, Arizona. Oh, not really a shocker, I don't think.

No, I think people who are moving for weather, that's obvious choice.

Yeah. And the way we're going to break this down, we're going to talk about the reasons why people move there, the cost of living, median home price, median home price and entertainment cost or transportation. One of the other costs that's kind of interesting compared to south of Phoenix, I think when you talk about Phoenix, people are like warm weather.

But the thing that they don't get credit for as much as is the jobs and strong local economy, their economy is super strong, Right. Okay. A lot of jobs being created down there. A lot of well, good paying jobs. So that's what's driving people there. The thing that I would have a concern about moving to Phenix Water. Yeah, they've got some water issues there.

That's again, a good one to think about.

And they are in the desert.

That is true. I was going to say, I do not think I could live there just because of the heat. I'm just not a hot weather.

110 plus really is a turnoff to me. Yeah, that's almost like it being thunderstorms and raining outside here in Portland. You just can't go outside. That's true. If you do, you're going to pay the price. That's true. You're going to get wet either way, 110 or a thunderstorm, something's happening. So but the cost of living there is 18% lower than Portland.

So if if you were making $100,000 pretax income, you could live at the same quality of life that you do here in Portland on $100,000, making only $82,000 in Phoenix, $18,000 extra dollars off of that $100,000. That's a lot of money.

Back to the podcast about the top five destinations where people are moving to from Portland and not Makayla's Great trip to Maui. Cost of living 18% lower in Phoenix. Medium median home price. Median home price is different than average home price. The median home prices. If you took all the home sales that happened in Phoenix over the last year and picked the exact middle one, that's the median as opposed to the average with which factors in all of the multimillion dollar sales with all of the lower sales.

And depending on which of more of there is, then you get a number median tells you exactly where the middle of the the sales are at. So that's why I like to use it. So median home price sale in Phoenix was $459,000 which Wow. Portland right now it's about $659k, $658k. Something like that.

It's continuing to go up, people.

Yeah, very interesting. Almost $200,000 less than Portland. So housing is definitely more affordable. Their entertainment costs 19% lower. I thought that was kind of interesting.

Their cost of living is low food and family. It's food and family friendly. There's not much not to love besides maybe an occasional hurricane or something.

Right? When we are at the property that was closer to the ocean or no, the swamp, I guess, right? Yeah. They're all on stilts.

Yeah. So they don't get flooded.

Yeah, I heard. It was interesting. The home designs were beautiful, but it was interesting to see. Oh, we have to climb upstairs.

That's really cool. The cost of living. So Phoenix was 18%. Here's what people are really loving about South Carolina. 29% lower cost of living than Portland. So if we're making $100,000 here in Portland, you could get the same quality life for $71,000 in South Carolina. And this is based off of Greenville, South Carolina, which is a growing metro.

We've actually had clients this year move to Greenville. We have you have median home price is 57% lower, 57% lower. So $281,000 is the median home price. super affordable, $370 K less than Portland.

Yeah. So when you're talking about that extra 18,000 right Ah 19,000 in this this instance rental home.

Ding ding, ding. Transportation cost was the other cost of living item that jumped out to me, which 26% lower gallon of gas is under $2.90 right now back there compared to four something here.

I did notice that gas was much cheaper there and there are way less electric vehicles on the road, way less Teslas. There's something with that there that I don't remember.

It is, the South as well. For all of you who haven't been to the south, it's a different world down there in a good way, in a bad way. A lot of good, a lot of bad most pretty much like anything in life. Yeah, right. I do love myself. Some southern living.

So if I was living in New Orleans, which if you haven't visited New Orleans, let's go, because New Orleans is fantastic. The food down there, its riches all get out. But oh.

Lots of people looking into Idaho and trying to figure out if that fits for what they're doing. Once again, weather, I think, is something you get the seasons over there, you get the snow, but it's very defined. There's a winter, spring, summer and fall, which is kind of nice. I think a lot of people like that. Outdoor activities are big in Idaho and Boise, especially.

Boise itself has one of the lowest crime rates in the United States.

Wow. Yeah, I did not know that.

Yeah, that's another big poll cost of living 16% lower. Not as much as Phoenix or South Carolina, but 16% lower. So that's the equivalent of living off of 83,000. And in Boise, median home price, though, is where they really have it going, 27% lower. So that's 524,000. So about $130,000 less than Portland. Now that's gaining speed right now.

I have to say that it used to be the median sale price in Boise and the surrounding area up there because I spent some time up there. It used to be below $400,000 not too long ago. So they're gaining speed. More and more people moving. They're driving that housing cost up, which is kind of interesting. The other thing is food cost 12% lower.

Number four is a favorite of mine. I have to tell you, I've visited this place recently and recently. I mean, within the past three or four months, and Nashville, the Nashville area and Tennessee is pretty darn fun.

Oh, I want to go so bad. You guys had the best time.

We had the best time. So my son, my middle son, Aiden, here at a birthday is pretty special one and his 21st birthday and he wanted to visit a friend of his there. And we had a blast. And it wasn't a lot of times like Broadway is the main strip there with all the honky tonk bars and the restaurants, this and that in the other.

But the whole town, it's just really culturally very cool, very open, very friendly, and really nothing negative to say about Nashville. It was really, really cool. And the fact that it made our top five as far as where people are going to was a little bit of a surprise to me. But I have a couple of friends of mine that have moved out there recently, so I guess I shouldn't be too, too surprised.

Oh, that's cool. Looks like an awesome spot.

Yeah. So it's known for its music and entertainment scene, obviously. Right? Home of country music, but it also has a low cost of living and southern living lifestyle. I do love the southern living. It's just so mellow.

It is? Yeah. I think it's different than what we're used to. Maybe that's why we like it so much.

But yeah, it's a little bit more matured on the West Coast. Feel things feel like they're new and vibrant and everything and down south that's they've been doing it that way for a long time.

They get it. It's slower, which can be good. So the cost of living in Nashville, 23% lower. So $73,000 compared to the same cost of living as what we live off of for 100,000 here, which is great. Median home price $447,000, 38% lower than us. I think that's because they've got it just got a lot more inventory.

So prices haven't spiked as much as they have out here on the West Coast.

There are so many neighborhoods in areas and small towns around Nashville that people can live in and feel like they have all the necessities and then make it into Nashville in 15 minutes.

Oh yeah, that's pretty cool. A couple of the different costs that I thought were kind of interesting. Transportation costs 25% lower gas is just at three bucks a gallon.
