This is a topic that's near and dear to my heart and we're going to be talking about Oregon Coast real estate. And one of my dreams is to someday get a place on the coast and we've had a few different opportunities and it never quite came together, but it's going to happen.

It's so hard to not look, It's so easy to get distracted and just pull up all the properties at the beach and just start scrolling and, you know, doing the math in your head. I'm going to make this work. And so I find myself looking at it probably at least once a week, maybe more.

I almost feel like I'm as in-tune to the coast if not more than I am doing. A lot of the neighborhoods that we work here because I'm specifically looking at that two, three, four times a week versus we're looking at stuff when we have properties there, when we have clients that are interested, you know what I mean?

So before we talk about different towns on the coast and we're just to kind of give some context here, we're going to be talking about the North coast. and the north coast is defined as Cascade Head, which is a little bit north of Lincoln City. So Cascade Head North is the north coast of Oregon. And those are the towns that we'll focus on today because, you know, that's close to Portland here and it just makes a lot of sense for our listener out there. So let's talk first about what's to love about owning a beach home.

I love the feeling, you know, when you're when you're young, when you're little and like waking up to go watch cartoons, that was probably before your time. Right back in the day, we had three stations. Makayla four felt like craziness when they added a fourth, it was like, Oh my gosh, there's so much more TV to watch. But back in the day we would get up to watch cartoons and it was just a happy place. You know, you get your blanket and you get out in the living room and watch your cartoons. The beach is that for me? Waking up at the beach, getting a cup of coffee and especially being beachfront where you can just, just sit in a chair or step outside and see the waves rolling and hear that just mother Nature in overdrive with the waves and the wind and the seagulls and the birds flying everywhere. It's just heaven. I just absolutely love it.

It is! My one thing. If I'm staying at the beach, I like to stay asleep somewhere. I can hear the ocean. Like if I can open the window and hear the ocean, that's a dream come true.

Oh, my goodness. I'm with you. So as much as it's a dream, it's also different, you know? And this is a real estate podcast. So we are talking real estate and some things to think about when you're getting ready to invest or thinking about investing in a beach home. The biggest thing is the weather. You know, I mean, the weather is just different and everyone knows that. You go out there and it's like, Oh yeah, it's a little bit windier or the storms are a little bit harder or this or that or whatever, but it's nonstop. I  mean, the days that are 75, 80 degrees and sunny, no wind are you can count on one hand, right?

And that's what I love about it in a lot of ways. I love the different seasons out there and I'm almost as happy when it's stormy as when it's completely sunny. I love storms that.

The dogs don't like coming, but they can stay back at the house. You know I'm saying, Yeah, I do love the beach as much when it's stormy as when it's, you know, 75 degrees and sunny. Just because it's. I don't know, I just love it. So anyways, but when it comes to a home, you have to take that into effect because your roof, your siding, anything that's outside gets weathered ten times as fast. 20 times as fast or more than what you might find here in town, don't you think?

Yeah. I always look at siding on houses that are closer to the beach I will be interested to chat with contractors or even someone who owns a house at the beach and see how long those things last. Versus homes here in town.

Yeah, the maintenance upkeep because of the weather and the salty air and everything is a factor. I mean, you really have to factor that  in. But the newer houses that they're building out there for the most part, I think are taking that into account. Whereas the older homes, like you see a lot of homes we're going to talk about seaside. it's an older town on the coast and a lot of those homes have been around for a very long time and they were not built with weather in mind. 

So there's constant maintenance that you have to do on them, right? Yeah. What's the other factor of some things to think about? What would you think.

Well there's growing restrictions for use right. For short term rental purposes. Like you are always going to be guaranteed to be approved to use it as a short term rental. Yeah. So that could be kind of dicey.

But I mean, isn't that something you take care of when you're in your due diligence process?

For sure. Yeah, you need to find that out. But I think that's a great point because a lot of it there was this huge rush to buy beach property and turn it into short term rentals and a lot of people had done extremely well. Some of our clients have done really well with that and they're really trying to throttle that back a little bit. So I think that's a real good point. 

You know, the other thing I was thinking about was contractors, too. We talked about maintenance and, all my contractor friends, I love them, but out at the beach, man, they are on beach time. They’ll get to you when they get to you.

So if you're thinking about building a place or when it comes to maintenance and everything, you just got to be on top of it and don't wait until it gets bad. But he's like, Oh, sure, I guess I'll make the drive if there's more work out there. But he just couldn't believe that. Like, think about all the homes that are in that area and require so much maintenance.

Okay, well, let's start talking about some of these towns. I think we start from the south and go north. What do you think?

These are all my I was about to say one of my favorites on the coast, but I'm looking at the we have six property, our six towns that we're going to talk about and all of them are just fantastic in their own way.

So what we're going to do is we're going to tell you what people like

about these towns individually. Then we're going to talk a little bit about the real estate. So we'll give you kind of an overview in case you're listening and you haven't been to this town. Kind of learn a little bit about it and then we'll tell you a little bit about the real estate. And, you if you're familiar with the Oregon north coast and some of these towns, then maybe you learn something a little bit new. But the real estate update for each one of these, I think, will be interesting regardless. So let's talk about Pacific City. What's the first thing that pops your mind when you hear about Pacific City,

So Dory Boats are flat, flat bottomed boats that they take out fishing there. And it's like a big deal. And it's. But those are really cool to see those guys go out there and do their dory fishing out there.

The beaches there are phenomenal. And you can say that pretty much about all of the Oregon coast. The beaches are just absolutely crazy beautiful. But Pacific City also has that small town feel. Yeah, there's a couple of bakeries and maybe a restaurant or two besides the Pelican. I'm sure I'll get in trouble from people saying, Well, what about this? Or what about that? But yeah, I only recognized the Pelican and a couple of other ones, but it's a small town. So Cape Kiwanda State Natural Area is the dunes, but it's a whole bunch more. So if you love hiking, if you love views, Pacific City is absolutely the best. And ocean drive there with all the houses on it right on the beach it's really really cool it's like Malibu of the north I think it.

It is! It's pretty hard to beat. And they have a private airport.

No.If you have a private plane or you live close and for whatever reason you were a pilot, you can fly right in.

So as far as real estate goes, currently there are 19 homes on the market, with six under $600,000. I thought that was pretty good. I didn't think there'd be too much to choose from under $600K, but there were. That market has really slowed down, pretty much to the same tune as Portland. Portland's down 50 - 55%, Pacific City is down 55%, meaning the number of pending sales right now is half of what there was last year at this time. Part of that is inventory. There's just not that many homes on the market.

Average sale price is $713,000, which is only down about 1%. So prices are holding steady there. It's just .the lack of inventory. Pacific City, great spot

So let's move up the beach. Just a touch to Rockaway. What do you think?

Oh, My favorite. I'm going to say that I'm going to say that to about every single one of these. One of these, but this one is so near and dear to my heart. We have a good friend who has a beach house here, so we get to go quite often. That is my happy place. It's so private, like the beach. It's just you can't even compare it to, some of these other towns because, yeah, you just don't run into people. I mean, you can sit on the beach for hours and not see a single soul.

And the waves there are a little bit tamer, I've noticed in like Pacific City or some of the other spots, you can actually go in and swim and not get thrown around by the waves a little bit. But the beaches are perfect sand like everywhere else there. I think that the atmosphere there is really kind of under the radar.

And Rockaway, listen to this. Real estate wise, 41 homes on the market with 16 under $600,000. It is definitely one of the most affordable places on the coast.

That's right. Sales are down 24% just because of the the lack of inventory. But listen to this average sale price for $459,000, which is up 6%. So it's going up, people. Okay. It's not a secret.

Uh, so I. Manzanita does have a special place in my heart just because we've spent so many long weekends. Ah, weeks there with, one of our best favorite family friend, the Montgomerys, and they've been out there with us countless times, and we just love everything about it. It's so just laid back. It's kind of artsy. There's some really nice restaurants there, really cool shops to kind of just kind of mosey around. It's under 2 hours from Portland and under an hour and a half for us here in Hillsboro where I live. So it's really, really cool. And the beach can get a little windy compared to some spots.

But here's a little hack for you people.If you go to the north there in most part of the Manzanita Beach, it's like a cove in there. there's not much wind right there. So we always try to say stay on the northern side of town be able to get out to that northern part of the beach where the wind is a little bit less.

But it is gorgeous. And that drive coming down 101,when you're coming south, it feels like miles above. But when you come around the corner, you can see, look down on the Manzanita. It's a famous photo. Do you know what I'm talking about?

I love that. So that's what I love about it and what most people love about it. So, real estate wise, not very affordable.

So that's the other thing about Manzanita that I really like is it's so dog friendly. Most of the rentals are dog friendly. The entire town is cool. A lot of the shops, you can take your pets in there. Lots of really cool things about Manzanita

So we're going to go up the coast a little bit like what, 20 minutes north? Oh yeah, of Manzanita. There's Arch Cape in the middle of that, which I kind of consider, Cannon Beach South, but Arch Cape is its own separate little community that fantastic. It's tucked away super private. the beach is fantastic, but most people don't know about it. Right. Most other places on the coast, when you're talking a million or more, there's a lot of cash sales, right?

So Seaside is fantastic. I just I love it at the downtown is really old school. It's got a lot of like you know it's family friendly. There's arcades, amusement parks. It's almost like a carnival type atmosphere. And so. Fun, hot and candy. The smell of caramel in the air. They read it and I forgot the name of this place. I should have looked at that before we did this. But that right on the main drag there is a old theater that they turned into a brewery. Oh yeah. And they still have the big screen and they do like sporting events and movies and stuff like that.

And you can go into the brewery and have a really nice meal and a beverage or two and watch your event or movie or whatever, and it's just really, really cool.

Pending sales are down about 20%, which, you know, it's not bad compared to Portland and the rest of the state, that's for sure. Average sale price is a little over $600,000, which surprised me a little bit with they're only being seven below $600,000. How's the average price still?

If it's below eight feet, sorry, They're coming over and they're eating whatever they want. Yeah, it's kind of crazy, but beautiful.

They also have a bunch of historic cottages and homes and they go back to the 1800s as well. So I've shown some properties there to friends and clients that have been looking to buy there. And it's difficult because sometimes there is restrictions, historical restrictions on what you can do with those homes.
