00:00:08:17 - 00:00:27:11

Joe Reitzug

Welcome to Off the Record talking real estate with Joe and Makayla. If you're interested in the Portland, Oregon real estate market and what the unvarnished inside scoop. You've come to the right place. Thanks for giving us a listen. Okay. Welcome, everyone. Thanks for joining us here today. Hi, Makayla.

00:00:27:12 - 00:00:28:19

Makayla Mast

Hi. How are you?

00:00:29:00 - 00:00:30:04

Joe Reitzug

I'm fantastic.

00:00:30:07 - 00:00:32:19

Speaker 3

It's been a minute since we've been in the studio.

00:00:33:01 - 00:00:35:00

Joe Reitzug

I know, you know. June goes.

00:00:35:06 - 00:00:36:23

Speaker 3

Busy, busy busy busy.

00:00:37:00 - 00:00:43:16

Joe Reitzug

We had to go visit family. And then we had the family come visit us and you guys have been going, going, going.

00:00:43:16 - 00:00:46:17

Makayla Mast

You know, we've had birthdays and graduations and all.

00:00:46:17 - 00:00:47:12

Speaker 3

Sorts of stuff.

00:00:47:13 - 00:00:49:22

Joe Reitzug

Yeah. June is always a busy time.

00:00:50:00 - 00:00:50:14

Speaker 3

It is.

00:00:50:19 - 00:01:14:19

Joe Reitzug

And just so you know, for you you folks out there wondering, June is a pretty slow real estate month for the most part. I mean, we've been super busy right now, but a lot of our properties that were representing homes that we're selling are just not getting a lot of action. And it's just people are doing stuff, you know, kids get out of school and it's just a really weird lull in the action.

00:01:14:19 - 00:01:18:02

Joe Reitzug

And then it seems like after 4th of July things just really pick up.

00:01:18:04 - 00:01:29:16

Makayla Mast

Yeah, I agree, it's weird because it's so busy from April May that you kind of forget that you're going to have this little lull  in June, and all of a sudden it's like, whoa, there's no one looking at homes. I agree.

00:01:30:10 - 00:01:43:04

Joe Reitzug

4th of July to like, what would you say is September? October? Yeah. Things get pretty nutty. So anyways, we've yeah, we've taken a little time off, but we're back back at it back at it podcast.

00:01:43:04 - 00:02:00:18

Makayla Mast

And we really wanted to talk about all these wineries we have here in Oregon because we've been going wine tasting a lot lately, and we thought, what a fun idea for an episode. So naturally with that, we have to drink some. Yeah, Oregon grown Pinot noir.

00:02:01:00 - 00:02:05:12

Joe Reitzug

So for those of you watching, you can see our full list.

00:02:05:14 - 00:02:10:06

Makayla Mast

I thought we were just gonna taste it, but Joe's not messing around now.

00:02:10:06 - 00:02:14:09

Joe Reitzug

Come on now. I'm a seasoned vet when it comes to wine.

00:02:14:09 - 00:02:17:11

Makayla Mast

So tell us about what we're drinking. Joe. Even though I brought the bottle.

00:02:17:13 - 00:02:25:19

Joe Reitzug

Yeah, this is a Stoller Family Estates 2022 Pino. And. Oh, darn, it is a good.

00:02:25:19 - 00:02:26:16

Makayla Mast

It is really good.

00:02:26:18 - 00:02:44:02

Joe Reitzug

Oh my goodness. Yeah. You know, I found the wine that we have here in Oregon is absolutely up there with any of them that are out there. I love Alexander Valley down in California and we can talk about all that. But what we have here in Oregon is really special and it's gotten to be world renowned.

00:02:44:02 - 00:02:55:12

Makayla Mast

There was so much research I did on this episode, and it was so overwhelming. And I think I've, you know, obviously known about it growing up here, but we've gone wine tasting a little more often

00:02:56:11 - 00:03:08:02

Makayla Mast

Recently, which is fun. And it's crazy when you're out in Newburgh and you, you know, you look at the map and you zoom out and there's like 50 wineries within ten minutes. Yeah, insane how many there are.

00:03:09:11 - 00:03:42:21

Joe Reitzug

For those of you that know Wine Country, hopefully we can add a little bit of flavor and some real estate to this, to your to your insights. For those of you that aren't familiar with Wine Country, even if you're not a wine drinker, oh my gosh, the wineries are beautiful and the views, most of them have incredible views and just if for nothing else, even if you're not a wine drinker and you just want to get out and about and explore Oregon, going to wine country and visiting 2 or 3 wineries, if nothing else, you're going to come away relax because it's so beautiful in there.

00:03:42:23 - 00:03:51:05

Joe Reitzug

Most of them have these wonderful chairs to sit there and drink your wine and look at the beautiful scenery. And it's it's a really cool thing.

00:03:51:06 - 00:04:02:08

Makayla Mast

It's so pretty. I don't know about you, but every time we go wine tasting, by the end of the tour, I'm always convinced that I myself need to be growing grapes as well.

00:04:02:10 - 00:04:05:17

Speaker 3

Like, where does this confidence come from?

00:04:05:18 - 00:04:06:23

Joe Reitzug

Where are you going to do that?

00:04:07:01 - 00:04:08:12

Makayla Mast

Barely grow tomatoes.

00:04:08:12 - 00:04:10:11

Joe Reitzug

Do you think your dogs would allow that?

00:04:10:13 - 00:04:19:20

Makayla Mast

No, but it's really fun to look at the real estate in the area and see what you know types of properties are for sale that might have grapes on them.

00:04:19:22 - 00:04:37:07

Joe Reitzug

Yeah. And we're going to talk about that. We're going to talk about the wine industry first. And then we'll talk real estate in the wine industry. Some of it's eye popping, but we'll kind of give you some insights and also some how to's and what not to do and all that sort of good stuff. So I'm super excited about this.

00:04:37:09 - 00:04:51:22

Joe Reitzug

We were coming back from vacations and I told Mikayla, we got to get back, get back on the schedule for our podcast. And she was like, absolutely, I've got the perfect topic. And when you said Wine Country, I was like, are we going to Wine country? You had me so excited.

00:04:51:22 - 00:04:52:09

Makayla Mast

We should have.

00:04:52:10 - 00:04:58:05

Joe Reitzug

Instead, we're here in the LivPortland studios again. Why don't we do this at Stoller?

00:04:58:09 - 00:05:00:05

Makayla Mast

Hey, we brought the good wine at least.

00:05:00:08 - 00:05:01:12

Makayla Mast

Yeah, you do this start.

00:05:01:14 - 00:05:02:12

Joe Reitzug

You did.

Makayla Mast

It's a Start. So I don't know if you've read this show, but I thought it would be fun to look at the Wikipedia description of Oregon Wine Country.

00:05:11:00 - 00:05:13:08

Joe Reitzug

I always enjoy Wikipedia. Fire away.

00:05:13:11 - 00:05:24:11

Makayla Mast

Okay, sweet. There's one. It. So the state of Oregon in the United States has established an international reputation for its production of wine, ranking fourth in the country behind California, Washington and New York.

00:05:25:11 - 00:05:29:08

Makayla Mast

That's shocks me. I gotta say, I'm a little bugged by that. We gotta be above New York.

00:05:30:06 - 00:05:33:21

Joe Reitzug

Now I'm gonna go ahead and say quality over quantity there.

00:05:35:05 - 00:05:44:22

Joe Reitzug

Washington and California. Yeah, I get it. You guys rock. I've done wine adventures in both of those states and you cannot go wrong. But New York.

00:05:46:10 - 00:06:04:02

Makayla Mast

I know it seems like not a place I would be drinking wine, but anyways, winemaking dates back to pioneer times in the 1840s, with commercial production beginning in the 1960s. Pinot noir and Pinot Grigio are the top two grapes in town, with over 59,000 short tons harvested in 2016.

00:06:04:06 - 00:06:05:05

Joe Reitzug

That's a lot of great.

00:06:05:05 - 00:06:09:20

Makayla Mast

It's a lot of grapes. Oregon winemakers sold just under 3.4 million cases.

00:06:12:10 - 00:06:35:00

Makayla Mast

In 2016 as well. Crazy. With 908 wineries in Oregon, a tourism industry has developed around wine tasting. We know that very well. Much of the tourism focuses on the wineries and tasting rooms in and around the Yamhill Valley, southwest of Portland. It's estimated that no tourism contributed $2.207 million to the state economy. In 2013.

00:06:35:02 - 00:06:37:18

Joe Reitzug

That's, you know, tourism. Is that what that's called?

00:06:37:21 - 00:06:41:06

Makayla Mast

Well, that's what Wikipedia says. But I've always known as agro tourism.

00:06:41:12 - 00:06:43:06

Joe Reitzug

That's what I thought it was to agritourism.

00:06:43:06 - 00:06:44:16

Makayla Mast

We're going to call it agro tourism

00:06:44:19 - 00:06:48:07

Joe Reitzug

Yeah I don't know about Wikipedia on that one, but it's interesting.

00:06:48:07 - 00:06:49:11

Makayla Mast

I read the description.

00:06:49:11 - 00:06:58:18

Joe Reitzug

Yeah. And that gives you a nice little overview of what we're talking about. If you're thinking Oregon wine country, what's the big deal? 908 wineries, for crying out loud.

00:06:58:19 - 00:07:00:02

Makayla Mast

And only growing.

00:07:00:04 - 00:07:25:10

Joe Reitzug

Yeah. Real estate wise it's so interesting because we represent some clients right now, a couple of different ones who have the ability to grow grapes and plant and all that sort of stuff. So we've done our homework, done our research. We know what you can, what you can't do. And boy, when it comes to wineries in Oregon here, every single one of the counties is very eager to help out.

mean. Yeah.

00:07:27:09 - 00:07:40:08

Joe Reitzug

When you want to put an Airbnb or an 80, you or something like that, you better come ready to do battle. But if you tell them you want to grow grapes or do a winery, boy, they walk you to that VIP room and it's like, how can we help?

00:07:41:08 - 00:07:42:08

Makayla Mast

It's making them money.

00:07:42:08 - 00:07:43:22

Joe Reitzug

It is making them a lot of money.

00:07:43:23 - 00:07:55:04

Makayla Mast

Let's talk about the different regions. So I'm most familiar with the Willamette Valley, but it gets broken down into three regions, which is the Willamette, Umpqua and the Columbia Gorge.

00:07:55:06 - 00:08:02:08

Joe Reitzug

So Willamette is up and down the corridor. And where we do all of our wine tasting and adventures.

00:08:02:08 - 00:08:04:06

Makayla Mast

Which is known for its Pinot noir. Which We know, but it's a good reminder.

00:08:06:18 - 00:08:08:03

Joe Reitzug

Which is what we're drinking right now.

00:08:10:02 - 00:08:16:22

Makayla Mast

Yes. Ding ding ding.Umpqua Valley is in more southern Oregon, and it's because of the warmer client that it produces a

00:08:16:22 - 00:08:17:19

Joe Reitzug

Warmer Drier.

00:08:17:21 - 00:08:19:03

Speaker 3

Type of grape or.

00:08:19:04 - 00:08:23:11

Joe Reitzug

Beautiful country down there, Medford or Roseburg, that stretch through there.

00:08:23:13 - 00:08:28:04

Makayla Mast

And I haven't noticed a lot of wineries driving through there, but I'm sure they're all. Over the place now. I also don't drive down there all the time.

00:08:30:21 - 00:08:34:07

Joe Reitzug

Yeah, I think you got to get off I-5 to take a peek at all that.

00:08:35:21 - 00:08:42:01

Makayla Mast

And then the Columbia Gorge, which is considered Eastern Oregon's high desert, says this is ChatGPT. You guys just this little something I did tell you to listen to this sentence. It's so Eastern Oregon's high desert surprises with unique microclimates for varietals like Riesling and Chardonnay.

00:08:58:01 - 00:09:05:00

Joe Reitzug

I read this before we went on air here and I had to call Makayla. I was like, really? Is that is that AI?

00:09:07:20 - 00:09:12:17

Makayla Mast

I promise it's the only, Only thing I got all in French DVT.

00:09:14:21 - 00:09:35:19

Joe Reitzug

Well, Columbia Gorge is awesome. We've we've had real estate projects out there. We've sold land out there, sold homes out there, and it is absolutely beautiful. And a lot of the wine is on the other side of the river over in Washington, up towards Walla Walla. We're going to talk about favorite wineries here in a little bit, but Seven Hills Winery and Walla Walla.

00:09:35:19 - 00:09:36:14

Joe Reitzug

Have you ever heard of that one?

00:09:36:16 - 00:09:37:18

Makayla Mast

I have, have you been?

00:09:37:19 - 00:09:46:19

Joe Reitzug

Oh yeah. It's Stephanie. Nice favorite. It's fantastic. They make a Cabernet that is off the charts.

00:09:46:23 - 00:09:49:18

Makayla Mast

And that's your favorite?

00:09:49:20 - 00:09:54:19

Joe Reitzug

I like to drink my Cabernet with a spoon. I like it thick, rich.

00:09:54:23 - 00:09:56:18

Makayla Mast

Oh, interesting.

00:09:56:23 - 00:09:59:17

Makayla Mast

I never heard that little term before. That's funny.

00:09:59:18 - 00:10:00:18

Joe Reitzug

Yeah, I just made that up.

00:10:00:23 - 00:10:19:19

Makayla Mast

So even as locals, we will go and stay closer in the wine country just to get the full experience. And usually when you're sitting in these tasting rooms, there's people from New York, Idaho, all over the country and all over the world. But now we'll run an Airbnb 45 minutes away. You don't want to drive After a day of wine tasting.

00:10:20:23 - 00:10:31:09

Joe Reitzug

I love talking to those people, too. And they're like, where are you from? We're like Hillsboro. Where's that? just outside of Portland. Why wouldn't you go if you live here?

00:10:31:10 - 00:10:36:10

Makayla Mast

Totally. It's just it's logistically makes way more sense to stay.

00:10:39:12 - 00:10:50:01

Joe Reitzug

So Columbia Gorge is fantastic. all three of those areas couldn't be more different to. And it shows in the wines and the grapes that they make, which is kind of a cool thing,

00:10:50:06 - 00:10:59:12

Makayla Mast

I agree. So when I was doing the research, I was trying to find some kind of list that ranked the wineries here, which is nearly impossible to find because.

00:10:59:12 - 00:11:00:10

Joe Reitzug

Ranking in Willamette Valley

00:11:02:02 - 00:11:22:16

Makayla Mast

Was trying to find rankings for each different area, but there are two Google search pages of, you know, different TripAdvisor or whatever that are ranking these wineries. And so that's kind of hard to find. But I thought it was interesting and out of all the lists, only there was a couple in themes throughout. So but it was interesting to look at.

00:11:22:16 - 00:11:47:13

Makayla Mast

But one of the ones, the list that I did find was from KGW from last year. Oh, and there are six wineries in Oregon that were on this top prestigious Wine top 100 list, so we wanted to share that with you. One is number nine on the list, which is a pretty big deal. And I, I feel bad either because I don't know how to pronounce it, and I haven't been

00:11:47:13 - 00:11:48:06

Makayla Mast

Resonance.

00:11:48:06 - 00:11:49:18

00:11:49:20 - 00:11:52:04

Joe Reitzug

It's got the little French  out there.

00:11:52:08 - 00:11:54:05

Makayla Mast

It's too fancy for me. Yeah.

00:11:54:07 - 00:11:57:17

Joe Reitzug

So if you're from Resonance and you're hearing this and we're pronouncing it wrong.

00:12:02:20 - 00:12:03:15

Makayla Mast

We're so sorry.

00:12:03:15 - 00:12:10:02

Joe Reitzug

Send us some. You know, a case of your wine, we'll review it and you can tell us how to pronounce it.

00:12:11:06 - 00:12:11:15

Makayla Mast

We’ll Review it live.

00:12:12:20 - 00:12:15:18

Joe Reitzug

That's right. So hit us with the top sixteen.

00:12:15:18 - 00:12:41:04

Makayla Mast

So after that one and number Domaine Drouhin Pinot Noir Dundee Hills Laurène And that one was one of the wineries that was on most of the other lists that I looked at. So if you're on the hunt for a winery to visit, I would highly suggest that one Purple Hands Pinot Noir Willamette Valley Lone Oak Ranch have you been there?

00:12:41:06 - 00:12:46:05

Makayla Mast

number 32 is Bergström Pinot Noir Chehalem Mountains Silice

00:12:47:16 - 00:12:48:07

Joe Reitzug

Been there.

00:12:49:05 - 00:12:55:16

Makayla Mast

Chill. Number 56, Archery Summit Pinot Noir Willamette Valley Vireton

00:12:57:15 - 00:13:01:07

Joe Reitzug

And been there, too. And it's fantastic.

00:13:01:19 - 00:13:05:04

Joe Reitzug

Oh, all of these are worthy of a visit.

00:13:05:05 - 00:13:10:07

Makayla Mast

And then number 69 is the Ken Wright Pinot Noir Eola-Amity Hills

00:13:10:09 - 00:13:13:23

Joe Reitzug

I feel like I've been to Eola-Amity Hills , but I don't know.

00:13:14:00 - 00:13:15:09

Makayla Mast

That's pretty far out there, but I'm sure you have.

00:13:16:12 - 00:13:23:05

Joe Reitzug

I don't know if I've been to that one or not, but that's pretty impressive to have six wineries in the top 70. Good lord.

00:13:23:11 - 00:13:24:19

Makayla Mast

Was just last year.

00:13:24:21 - 00:13:30:02

Joe Reitzug

I'd like to know how they're ranking them on, and obviously the wine and the flights they have.

00:13:30:02 - 00:13:36:20

Makayla Mast

And so this one was like a prestigious wine list. So this was specifically the wine itself that they made in 2023.

00:13:36:22 - 00:13:39:15

Joe Reitzug

Got it. This goes by wine.

00:13:39:17 - 00:13:45:17

Makayla Mast

And then I looked at the Trip Advisor list because that's what I look at when I'm planning my wine tours.

00:13:45:23 - 00:13:47:14

Joe Reitzug

Do you really. Yeah. Yeah.

00:13:47:16 - 00:13:49:17

Joe Reitzug

Because that's the trip advisor for them.

00:13:49:17 - 00:13:51:17

Makayla Mast

Well you know it pops up like number two.

00:13:51:17 - 00:13:54:04

Joe reitzug

So good Google search.

00:13:54:06 - 00:13:55:05

Makayla Mast

I don't do that much

00:13:55:06 - 00:14:00:00

Joe Reitzug

I'm old. I don't trust the sponsored ones. I'm like, no, I want that organic.

00:14:00:02 - 00:14:04:12

Makayla Mast

I totally get that. But they use all the reviews and compile it based On reviews and rank them from there.

00:14:05:21 - 00:14:07:07

Joe Reitzug

Yeah, I get it right.

00:14:08:00 - 00:14:14:08

Makayla Mast

So that was pretty interesting to look at. They rated it to like 25, but I pulled the top ten, showed you and read the Top ten for us.

00:14:15:07 - 00:14:26:14

Joe Reitzug

I do some number ten Brooks wine. Not familiar. Sounds interesting. Stoller family estate. Chin chin. So this is.

00:14:28:04 - 00:14:28:21

Joe Reitzug

Commercial break.

00:14:28:22 - 00:14:31:10

Makayla Mast

I'm sorry if you hear of swallowing.

00:14:31:10 - 00:14:32:11

Joe Reitzug

Oh, my goodness. It was really good.

00:14:33:16 - 00:14:39:18

Joe Reitzug

Delightful. We need to incorporate some aspect of Oregon wine country into all of our podcasts from now on.

00:14:40:13 - 00:14:41:18

Makayla Mast

I think so too. Yeah, maybe I'll sponsors.

00:14:41:18 - 00:14:43:20

Joe Reitzug

Maybe we'll do this later in the day as well. Yeah, this is a little risque.

00:14:45:20 - 00:14:51:16

Joe Reitzug

Well, yeah, the workout ain't happening no.

00:14:51:18 - 00:15:07:15

Joe Reitzug

So number nine, Stoller, number eight, Domaine Drouhin, which is probably not how you pronounce that, but I like that place a lot more cheesy vineyards. Have you heard of that one? No, I have, I have not been, but it sounds fantastic. Number six Dancin Vineyards.

00:15:07:19 - 00:15:08:21

Makayla Mast

I hadn't heard about either.

00:15:09:01 - 00:15:17:21

Joe Reitzug

My wife Stephanie would be all over that. They do dancing there now. Is it folk or country or, you know, Zumba? What are we doing?

00:15:17:23 - 00:15:21:01

Makayla Mast

Okay. She's got a 5 year old voice

00:15:21:11 - 00:15:24:17

Joe Reitzug

I need to put a different voice to her. Yeah.

00:15:24:19 - 00:15:27:04

Makayla Mast

See what we should go for research purposes.

00:15:27:04 - 00:15:36:00

Joe Reitzug

Number five, Natalie's estate, winery. I haven't done that one. Is it King Estate winery or King's Estate winery? I think it's King's estate.

00:15:38:16 - 00:15:52:12

Joe Reitzug

One King estate winery and tasting room. Number three, archery summit winery. And that place is beautiful. These are, they're all they're all amazing. And the architecture and some of these most of these is incredible.

00:15:52:12 - 00:15:53:12

Makayla Mast

State of the art.

00:15:53:13 - 00:16:03:18

Joe Reitzug

Yeah, really, really cool. Number two, Domaine Serene Vineyards and Winery, which another spot that's absolutely gorgeous. You could get married there.

00:16:04:17 - 00:16:05:16

Joe Reitzug

Man. Maybe your next.

00:16:08:06 - 00:16:13:01

Makayla Mast

Maybe I'll do it again. Was an expensive year. Anyway. You want to fund that one?

00:16:13:22 - 00:16:19:20

Joe Reitzug

I'm thinking over a flight. I buy a flight. I'm also licensed, obviously, to get people married.

So I'm just do it.

00:16:20:17 - 00:16:35:13

Joe Reitzug

Make it happen. number one, I feel like we need music or something, but, Willamette Valley vineyards. That's crazy. Well, I mean, this is a, TripAdvisor top ten, so I'm guessing it's on visits and all of the reviews.

00:16:35:13 - 00:16:37:04

Makayla Mast

Yeah, that's pretty accessible.

00:16:37:06 - 00:17:01:07

Joe Reitzug

And yeah, it is accessible. So now we get to talk about our top wineries. Yes, I'm going to go first because I love your list by the way I think you yeah. My number three is Domaine Serene. Just the ambiance and the the tasting room and everything about it. And the people are super, super nice. They're really, really nice.

00:17:01:09 - 00:17:09:06

Joe Reitzug

They're they're nice all over the place. But these people are take it to another level and it's just a great experience there. I've always had good visits there.

00:17:10:13 - 00:17:12:05

Makayla Mast

Oh, that's so cool. That one's high on a lot of the list.Yeah, it's not surprise me.

00:17:13:21 - 00:17:20:03

Joe Reitzug

Yeah. And then, what was my number two? Yeah. The domain dream. I guess that's, you know.

00:17:20:14 - 00:17:21:12

Joe Reitzug

Mine, but it's Dundee Hills. Oh, okay. Okay. Yeah.

00:17:24:00 - 00:17:28:16

Makayla Mast

We were saying earlier how much we like. I'm Tara too. And you said that might be up there.

00:17:28:17 - 00:17:44:18

Joe Reitzug

Yeah. I'm a Tara in Portland is fantastic. Beautiful winery right in southwest Portland with amazing views, great dinners, great restaurant. A lot of weddings go on there, too. they're proud. And you record very expensive.

00:17:46:12 - 00:17:47:23

Joe Reitzug

And that goes without saying, I think.

00:17:47:23 - 00:17:50:00

Makayla Mast

And you can Uber  there. So there's that.

00:17:52:06 - 00:17:55:17

Joe Reitzug

Spending not going to Uber to Domaine Serene.

00:17:56:06 - 00:17:58:14

Joe Reitzug

No, I mean, you could but.

00:17:58:16 - 00:18:00:05

Makayla Mast

I don't know if you're getting back in an.

00:18:00:05 - 00:18:23:23

Joe Reitzug

Uber now. Probably not. My number one. And this is a little insider secret, but Connors sees. Yes. And Carlton, Oregon, for those of you that don't know where Carlton is, it's in between Yamhill and McMinnville. And if you don't know where those are, Google Maps.

00:18:26:07 - 00:18:29:00

Makayla Mast

I'm staring at a bottle of it on your counter.

00:18:29:06 - 00:18:46:06

Joe Reitzug

I know. So friends of the show, Mark and Sarah. Oh, I know we love them so much. We help them buy a home in Carlton and they bought a house with three doors down from Conner's Face Winery. And so. Well, just a few doors down, a few in.

00:18:51:09 - 00:19:05:22

Joe Reitzug

The neighborhood, let's say. And it is a wonderful place. It's so beautiful. And you sit out there and you just see the rolling hills, and the wine is wonderful. And it's I think it's my favorite right now.

00:19:06:00 - 00:19:13:13

Makayla Mast

Everyone's so nice there too. And they have that covered patio that's humongous. A lot of these places get hot in the summertime, and.

00:19:14:01 - 00:19:15:20

Joe Reitzug

That one does too. But they have good shade.

00:19:18:20 - 00:19:23:18

Joe Reitzug

And maybe it's just because I like visiting my friends Mark and Sarah. That kind of space is my favorite.

00:19:25:18 - 00:19:33:10

Joe Reitzug

I know the wine is fantastic and the little treats that they'll give you or that you can buy, you know, are not bad.

00:19:34:12 - 00:19:40:10

Joe Reitzug

The food that will make or break a winery for me, whether they have decent food to go with their or their wine.

00:19:40:10 - 00:19:50:19

Makayla Mast

Any at all, because a lot of them don't. the last one to are we did we went to three wineries and not one of them had food. It was getting dangerous.

00:19:50:21 - 00:19:52:00

Joe Reitzug

Empty tummy tasting.

00:19:52:00 - 00:19:53:08

Makayla Mast

Yeah, it's not that ideal.

00:19:53:08 - 00:19:54:21

Joe Reitzug

No bueno.

00:19:54:23 - 00:19:56:19

Makayla Mast

Okay I want to talk about my top three.

00:19:56:21 - 00:19:57:12

Joe Reitzug

Bring it.

00:19:57:14 - 00:20:03:19

Makayla Mast

So I didn't rank them because it's too hard. but, Parrot Mountain.

00:20:03:21 - 00:20:04:10

Joe Reitzug

Great.

00:20:04:10 - 00:20:06:02

Makayla Mast

I don't know if you've ever been out there.

00:20:06:05 - 00:20:09:14

Joe Reitzug

I've heard great things about it. I have not been there way out.

00:20:09:14 - 00:20:32:21

Makayla Mast

It's not actually too far, but I would say Newburg area. and it's tucked in the forest and so again, shaded. You know what I love? But the building is beautiful. And they built it with all of the same wood that they chop down. So they cut down some trees to build this gorgeous building. And then they've trimmed the trees up just enough to see the view.

00:20:32:21 - 00:20:40:23

Makayla Mast

But they didn't cut all the trees down, which I really appreciate. And they're known for their bold reds and they're fantastic.

00:20:41:01 - 00:20:42:11

Joe Reitzug

Sounds like I need to visit there.

00:20:42:13 - 00:20:43:15

Makayla mast

Sounds like you do.

00:20:43:19 - 00:20:45:03

Joe Reitzug

Wonderful.

00:20:45:05 - 00:20:59:18

Makayla Mast

The other one I love is Durant and that's out in. I think that's considered Dayton as you're getting to McMinnville. Yeah. and they're pretty popular. That's, you know, not a super uncommon one. But I love that the.

00:20:59:18 - 00:21:00:17

Joe Reitzug

Smaller one, our bigger.

00:21:01:06 - 00:21:20:21

Makayla Mast

it's huge. They have like a good amount of property and you can walk the property and they have like a map. That's really cool. And then they have the cutest little like gift shop. And they, they also process olive oil. so you can buy wine, olive oil and like plants and nursery type stuff, and walk around their acreage.

00:21:20:21 - 00:21:22:04

Makayla Mast

It's gorgeous up there.

00:21:22:06 - 00:21:24:00

Joe Reitzug

Agro tourism at its best.

00:21:24:20 - 00:21:37:23

Makayla Mast

Wow, that one's worth a visit for sure. And then my number one is Youngberg Hill, because that's where I got married. and that one's in McMinnville. Also a very like.

00:21:40:17 - 00:21:52:07

Makayla Mast

Like, not a lot of people know off the beaten path. Yes it is. Yeah. It's pretty far out in McMinnville, but it has the most beautiful view. Very nice people and amazing wine. My favorite thing there is our chardonnay. That is the best chardonnay I've ever had. Wow.

00:21:56:09 - 00:21:57:21

Joe Reitzug

Do you have some at home?

00:21:57:23 - 00:21:59:22

Makayla Mast

It doesn't last long.

00:22:01:12 - 00:22:04:07

Makayla Mast

And you have to drive out there to get it. So, you know.

00:22:04:07 - 00:22:05:03

Joe Reitzug

You can't find it at the Stores

00:22:05:03 - 00:22:07:15

Makayla Mast

No, it's not the stores.

00:22:07:17 - 00:22:11:10

Joe Reitzug

Yeah. It's amazing. The markup when you go to some places are like.

00:22:12:07 - 00:22:18:12

Joe Reitzug

Like the bottle that we're drinking right now, this Stella Pino in a restaurant. Oh yeah.

00:22:18:13 - 00:22:21:00

Makayla Mast

Over $100.

00:22:21:02 - 00:22:24:11

Joe Reitzug

Yeah, for the bottle. But I'm, you know, just for the glass.

00:22:24:22 - 00:22:27:09

Joe Reitzug

Good golly. 22, 24 bucks. Oh, yeah.

00:22:29:00 - 00:22:41:00

Makayla Mast

I like the ones that are consider like a boutique winery because they don't sell to, like, grocery stores, which, you know, is kind of inconvenient, but it's kind of cool because it helps them stay, like, small but so profitable For them

00:22:41:04 - 00:22:42:05

Joe Reitzug

Yeah,. And it's kind.Of cool when you have a bottle of something, you have people over and you bring a bottle out and it's like, oh my gosh, what's that? It's like, oh, have you not been here? And conversation starter.

00:22:51:05 - 00:22:53:02

Makayla Mast

It totally is. That's my favorite thing to Gift clients is unique.

00:22:55:02 - 00:22:57:12

Joe Reitzug

Wine being vino. Yeah.

00:22:58:09 - 00:23:02:13

Makayla Mast

So fun. That is our coveted list. We'll have to do that again in, like, a year and See if we have any updates.

00:23:04:10 - 00:23:07:22

Joe Reitzug

I think we've got a lot of work to do visiting the, the Willamette Valley.

00:23:08:00 - 00:23:11:02

Makayla Mast

We should have done some research.

00:23:11:03 - 00:23:12:14

Joe Reitzug

Boots on the ground research.

00:23:13:15 - 00:23:15:19

Joe Reitzug

Well, we can always go after the fact.

00:23:15:21 - 00:23:16:13

Makayla mast

It's a good idea.

00:23:16:14 - 00:23:22:03

Joe Reitzug

Yeah, yeah. And pull our podcast weight around.

00:23:22:05 - 00:23:23:16

Joe reitzug

We have ten Listeners.

00:23:27:23 - 00:23:30:00

Joe Reitzug

That's going to be worth one tasting, I think. Right.

00:23:31:12 - 00:24:00:03

Joe Reitzug

So something we're going to go off the, the script here for a second. So noticed after you take a drink and put your glass down, look at the side of your glass. You know what legs are. Yeah, yeah. Isn't that amazing. so listeners and viewers, you know, when you take a drink of the wine and you put your glass down in the wine, kind of settles down the side of the glass when it has, like, these different little streams.

00:24:00:03 - 00:24:12:00

Joe Reitzug

It's called legs. And some wines have it, some don't. Wines don't. And it's I, I don't know the particulars on what makes it, but this Stoller Pino definitely has it. It's super impressive.

00:24:12:02 - 00:24:20:22

Makayla Mast

I thought it had to do with the age of the wine. So the older the wine is, the more legs there are. If you're listening, please let us know because clearly.

00:24:21:03 - 00:24:22:08

Joe Reitzug

We need educating.

00:24:22:08 - 00:24:25:19

Makayla Mast

But this is a 2022 and it does have a lot of

00:24:25:19 - 00:24:32:01

Joe Reitzug

I don't Think it has to do with I don't know, maybe it does, but it's we'll look it up, we'll Google it Listener okay.Yeah. Anyways, I thought that was impressive. I, I drifted off when you were doing your top three and looked at the legs on the glass. And it's very, very Impressive. Should we talk a little real estate now? Can we make a real estate acast.

00:24:46:17 - 00:24:48:15

Makayla Mast

Fine, fine, fine. Let's get into it.

00:24:49:17 - 00:24:58:17

Makayla Mast

So a lot of people like myself like to live near wine country, but you don't necessarily want to own and operate a vineyard.Because that's a full Time thing. And when we're talking to folks who are maybe moving into Oregon and they don't know a lot about the areas, we like to suggest, you know, Wine Country, if they're interested in that. And so people always want to know the average sale price in those areas. So we'll go over that really quick. Obviously, if you're looking to buy a vineyard, it's going to be more than this.

00:25:19:01 - 00:25:20:22

Joe Reitzug

But we'll talk about that in a second.

00:25:21:00 - 00:25:39:16

Makayla Mast

Yeah. So right now as of last month, the average sales price in Hillsboro Forest Grove is 535. Yamhill County is 474. So if you want to live a little further out and being true to wine country, pretty decent price. Yeah. Then 1210 Wilsonville greater area. The average sale price right now is 650.

00:25:39:16 - 00:25:52:11

Joe Reitzug

Yeah. And that's just the average to all. And Wilsonville in particular, have some amazing properties on acreage that have kind of like hobby vineyard type setups. Have you seen.

00:25:52:11 - 00:25:57:03

Makayla Mast

Yeah. Yeah. That really cute. Maybe that can be my thing. Yeah. You could do that. Yeah.

00:25:57:04 - 00:26:25:20

Joe Reitzug

Through filter you need a few acres. But those go up to I mean I've seen six, seven, eight, $10 million places down in 12 and Wilsonville out on acreage with the views that are kind of to the west of Sherwood and towards wine country, but absolutely gorgeous places out there. But it's not that expensive. If you want to live close to wine country, or it's just one of the things on your list that would be a nice to have, there's some affordable places in that area.

00:26:26:02 - 00:26:27:12

Makayla Mast

Carlton specifically.I just talked about.

00:26:30:00 - 00:26:54:20

Makayla Mast

So I was excited to do this research because, you know, as a broker, we have the MLS we can look at and we can really play with the filters and look at properties that have sold only 24 months back. But still, it gives me a pretty decent picture. So I looked at properties that had between 1 and 50 acres of grapes that have sold within the past 24 months, and Doherty knows this Otherwise I would have had a guess. But there are only four properties that have sold in the last 24 Months with grapes.

00:27:02:06 - 00:27:06:20

Joe Reitzug

With that, between 1 and 50 acres of grapes. That includes a residential home.

00:27:06:22 - 00:27:07:22

Makayla Mast

And it has a residential home.

00:27:07:22 - 00:27:14:00

Joe Reitzug

a residential home and 1 to 50 acres of grapes. That shocks me, right? That's crazy.

00:27:14:22 - 00:27:39:13

Makayla Mast

So obviously there's like off market deals that happen that if I dug a little deeper through our title company, I could maybe found that. But just going on there more or less, that's a pretty low number. But the sale prices were a little lower than I thought. So that was really exciting. I mean, they're still, you know, high, but so again, all four properties had between one and only five acres of grapes. Some of them had a little bit.

00:27:41:08 - 00:27:45:13

Joe Reitzug

And the price was right at 2 million. Yep. Wow.

00:27:45:15 - 00:27:55:06

Makayla Mast

2 million. But these were all farms that were producing income off of the grapes. So I thought that was pretty interesting. And their average days on market were only 31 days.

00:27:55:06 - 00:28:00:23

Joe Reitzug

So which is extremely low for rural property, especially multimillion dollar rural property.

00:28:01:00 - 00:28:02:23

Makayla Mast

Right. So there's a demand there.

00:28:03:23 - 00:28:43:12

Joe Reitzug

A Significant demand. That is interesting. I think it's worth noting that a lot of people own land and grow grapes and then sell those grapes to the different wineries, right? That's a huge industry in the valley where, you know, someone has an extra 50 acres and they go out to the wineries and say, hey, would you be interested in buying these grapes if we grew these? Because a lot of the wineries like Stoller, I don't know this for sure, but I'm guessing they buy a lot of the grapes out of the valley just because the the bottles that they put out. I mean, they don't have that amount of grapes on their property.

00:28:43:12 - 00:28:47:13

Makayla Mast

That volume is insane. I mean, to sell in grocery stores all over the country. You'd have to be. Yeah, yeah, that's really interesting. Good point.

00:28:51:09 - 00:28:55:21

Joe Reitzug

So, you know, investment wise, that's kind of an interesting, interesting deal.

00:28:55:23 - 00:29:06:22

Makayla Mast

Yeah. It was really fun to look at. And then I looked at the, you know, the same filters and Willamette Valley with properties between 1 and 50 acres of grapes. And they're only for active listings at the moment.

00:29:07:00 - 00:29:08:13

Joe Reitzug

That's crazy.

00:29:08:15 - 00:29:19:02

Makayla Mast

and it was interesting. So the first one that I looked at was in McMinnville. It's listed at 1.1 million. It sits on 21 acres and it has 15 acres of Pinot grapes.

00:29:19:02 - 00:29:21:03

Joe Reitzug

Wow. That's nuts,

00:29:21:03 - 00:29:37:22

Makayla Mast

And then the next one in Dundee is a 1.8. It sits on 4.81 acres with 3.5 acres of Pino grapes. That one had a kind of a nicer house. It was a newer, newer remodeled. but they again, they had an income off of the grapes, which I thought was cool.

00:29:38:21 - 00:30:00:15

Joe Reitzug

If you're interested in seeing these homes, we will post the listings on if you go to our website LivPortland.com and go click on, the podcast. And that'll take you to our podcast page. And if you click on the page for this episode, Oregon Wine Country, we'll have the listings, the link to these listings in there in case you want to go on there and check those out.

00:30:00:15 - 00:30:06:02

Makayla Mast

Yeah, that's a great idea. It's so hard to articulate these in a podcast because they're so beautiful. But yeah.

00:30:06:04 - 00:30:07:12

Joe Reitzug

Yeah, rolling Hills and Fixing views. Beautiful homes. Incredible. What about this one in Hillsboro?

00:30:15:11 - 00:30:36:10

Makayla Mast

The one in Hillsboro is listed at 2.95, and it sits on 60 acres with a 9.8 acre vineyard. It has 8.4 Pinot noir and 1.4 Pinot grigio, acres of grapes. And then it has an additional 20 to 22 suitable for prime vineyard development. So you can make it even bigger.

00:30:36:15 - 00:30:37:10

Joe Reitzug

Yeah.

00:30:37:12 - 00:30:53:06

Makayla Mast

I think that was the one. Oh, there's another one. Sorry. The last one in Yamhill. It's, 2 million. and they, make 100 K a year and grape production. So as Joe was saying, they just grow the grapes and then sell them to a bigger winery.

00:30:53:08 - 00:31:14:17

Joe Reitzug

Yeah. And we've had clients. We actually, representing the sellers on a sale in Hillsboro, and they had it was a ten acre piece. The house sat on three acres, and they used the remaining seven acres and just built out a, a vineyard. It was incredible what they did with it. It took a lot of work upfront.

00:31:14:18 - 00:31:33:15

Joe Reitzug

And just so you know, you don't get the wine grapes in the first year to invest. It's an investment. And it's the long play of 3 to 5 years before you start seeing a return on that investment. In the meantime, it makes your property absolutely gorgeous and really, really cool.

00:31:33:17 - 00:31:58:19

Makayla Mast

Such an excellent investment. I was talking with a client who kind of we were chatting about, you know, buying property like this around here, and she was comparing it to Napa and she said, there's so, you know, Napa is amazing. It's humongous, but there are fewer vineyards. And she was guessing it's because people, you know, grandfather in these vineyards is a family deal, right?

00:31:58:19 - 00:32:07:02

Makayla Mast

It gets passed down. Vineyards don't really come on the market down there. But here you can still buy property and, you know, plant the grapes. And I think that's right.

00:32:07:03 - 00:32:13:07

Joe Reitzug

You can make your there's enough land available that you can make your own winery. Yeah. Really really cool.

00:32:14:12 - 00:32:20:19

Joe Reitzug

So what does it take. What does Oregon land use laws say about wineries.

00:32:20:21 - 00:32:43:10

Makayla Mast

This was not as exciting to look kind of say. But like you mentioned earlier I think Oregon encourages you to grow grapes. So that's kind of cool. But for the zoning situation, you know, a winery may be established as a permitted use on land zoned for exclusive farm use. So most of these properties we're going to see out that we've highlighted are in Farm zoning.

00:32:44:14 - 00:32:55:06

Makayla Mast

Anyways. Or they can be on land zoned for mixed farm and forest use. If the winery produces wine, with a maximum annual production of less than 50,000 gallons.

00:32:55:08 - 00:33:12:02

Joe Reitzug

And a owns an onsite vineyard of at least 15 acres, or owns a continuous figure a vineyard of at least 15 acres, 15 acres is kind of that sweet spot with the different counties for creating a vineyard or creating a winery.

00:33:19:01 - 00:33:47:05

Joe Reitzug

Yeah. When it comes to building a winery like we talked about at the top, they'll work with you. And EFU exclusive farm use zoning is what a majority of all this land is obviously. And there's a lot of restrictions. They really you know, you can't do short term rental. You can't do this. You can't do that. Once you put a winery on there, boy, you can do weddings, you can do events, you can do lodging, you can do all sorts of stuff.

00:33:47:07 - 00:33:49:02

Joe Reitzug

And it's, it's pretty incredible.

00:33:50:18 - 00:33:59:01

Makayla Mast

It is. I mean, there's obviously more restrictions than this, but we, you know, we don't want to speak to every little thing, just because we don't know. You know, if.

00:33:59:01 - 00:34:08:03

Joe Reitzug

You're interested, give us a call. We can give you the ins and outs and and help you find the the right direction to go for what you're trying to do, but it's it's doable.

00:34:08:16 - 00:34:22:18

Makayla Mast

The other thing you have to have is a nursery license which I found they're not that hard to get apparently. But you have to apply before May 15th if you want to do it for the next season. I mean it's kind of like anything where there's, you know, a couple hundred dollars in fees and then you have to keep the license up every year.

00:34:23:15 - 00:34:28:18

Makayla Mast

but those were really the two main things. Everything else is pretty, you know, gets in the weeds so.

00:34:28:20 - 00:34:30:12

Joe Reitzug

Well, I hope this has been helpful.

00:34:31:02 - 00:34:52:09

Joe Reitzug

Because I just love Oregon wine country. It's it just it's like the Oregon coast. It's a fabric of what Oregon is all about. You know, you can't really understand Oregon fully unless you've been to the Oregon coast and you've been to the, you know, Columbia River Gorge, you've been to the high desert in Bend and the Oregon wine Country.

00:34:52:09 - 00:35:12:19

Joe Reitzug

It's really part of Oregon that is so unique and so incredible. It's really, really cool. And real estate wise, this is the low end of where it's going to be. We've already seen it. We've seen in the last 10 or 15 years just explode. I should have done a little bit of research to see how many wineries have popped up in the last 3 to 5 years.

00:35:12:19 - 00:35:13:22

Joe Reitzug

That'd be super Interesting. Go to our website. We'll have that info.

00:35:17:10 - 00:35:19:11

Makayla mast

I guess we'll have to do another episode.

00:35:19:13 - 00:35:22:22

Joe Reitzug

Darn it. I want to go on say okay.

00:35:23:00 - 00:35:23:23

Speaker 3

Okay, okay.

00:35:24:01 - 00:35:25:06

Joe Reitzug

We should.

00:35:25:08 - 00:35:26:00

Speaker 3

Do.

00:35:26:02 - 00:35:27:03

Makayla Mast

Something funny.

00:35:27:05 - 00:35:28:00

Joe Reitzug

All right. Okay.

00:35:28:01 - 00:35:29:12

Makayla Mast

Thank you everyone for me.

00:35:29:14 - 00:35:32:18

Joe Reitzug

Chin chin.

00:35:32:20 - 00:35:45:20

Makayla Mast
