I think we all dream about our dream homes all the time. I know I do, yeah, but when we really get down to the search and making our list, our top three things of what are most important to us. I don't know, what does that look like? Is that location? Is that the size of the home or is it a pool?

Do, I do. Yeah. So when I look at homes, the two things that I focus on just for me personally and just so you guys know, as professional real estate brokers. Yeah, we do look at homes and think, oh yeah, this would be cool to live in. Yeah. Don't you? Yeah.

It's very easy to get lost on the MLS.

And see some pretty amazing homes. The two things I look for are the kitchen. And does it have a flow with the rest of the house and then the primary bedroom? Yeah, I love a big bedroom. And how that's all laid out with the primary suite, the whole thing. So yeah, those are.

Not really checks out with what the data says. People say if you're remodeling a home to spend money in those areas. So yeah. Yeah, that makes sense I gotta agree. Yeah. Location. Also, if I'm like one street over in a neighborhood I just don't really love. I just know I will end up being happy there.

Three. What has been the most confusing part of the home buying process so far? So if you're not quite in the process, but you're thinking about buying what is confusing to you or there, do we use too much jargon when we're talking about things? Because I can totally see that. Are you worried about, like, timing with making your down payment or a lot of times people are worried, like, how many homes should I see before I know if the one is the one, when in reality it's actually proven that if you see too many options, then you have a harder time making a decision in your home.

I would love to hear that because it's I think it's different for everyone. But that I'll be very curious to see what people say about that.

Yeah I think home prices. So the prices that homes are listed that coming down. It's got to be exciting. I don't know if a lot of people know that. I mean, what we're seeing in a lot of areas in Portland, between 6 and 10% reduction in the list price right now, just because the market has slowed so much.

20 to 30% increase in days on market. So how long it takes to get a home sold. So it's taking longer. So that's moving more towards a buyer's market which are all good things right.

And I think you kind of have to be pretty in the know about real estate trends to have an opinion like that. But it might be, you know, more simple than you think. I know in my four years in the business, this is the first time I've seen days on market creep up. So it's even new territory for me, which is exciting.

And they don't stop caring for their elderly family that they need to take care of. And they don't stop having kids come home from college. And all of those things. So always curious to see what life events and life situations people are going through. I think that's super interesting.

That's a good would you do you wish you would have saved a little bit more. Do you wish you would have been looking online longer before you went into it in person.

I think many, many more people would probably say differently, but I'm just guessing. I'm just going out on a limb here. I'm trying to figure out, you know, where people are at with things and maybe, you know, putting something in their mind.

We'll see a lot of people like when they're new to buying and they're touring with a broker for the first time. There's a fine line where brokers try to sell them on the house, maybe past some of the features that are poor, like the roof is obviously caving in and the realtor is still trying to sell them on it or things like that.

That's kind of the common feedback we hear and how a lot of people end up working with us, honestly, is they've kind of had a bad experience of, you know, their broker not coming in and really, you know, giving you the insight to what they see in the home. Because we tour homes almost every day. You know what to look for.

Yeah. So if you don't have someone who's advocating for you.

Yeah. Maybe a red line. There's a fine line between trying to sell something to someone and being a service to someone, and we always on the side of being a service to someone. If you said that these three things are the most important for you, you know, we're probably going to remind you of that. If we're sitting in a home and and it doesn't match any of the criteria that you've said.

And a lot of times, you know, we get clients that will ask us what, what do you think of this home? What do you think of this neighborhood or whatever? And I love giving my personal opinion, my professional opinion, and I always just it it's like fingernails on a chalkboard when I hear brokers or hear situations where people are selling someone.

Yeah, we're not here to sell you anything. We're here to help you. Yeah. Be your advocate and help you find the best fit and the best situation for you. And a lot of times that means just reminding people what their initially said was important, but then also if they have questions or not sure about something, being able to chime in and say, this neighborhood is actually a very, very good neighborhood, right?

Right. And has done historically well appreciation wise. You know, crime rates are very low. It's easy to get to the places where you're saying you want to be and where you work and all that type of thing. So big difference there between selling and serving.

Well, I think I know what it used to be. It used to be I have to make 12 offers and they all get rejected. Because of the competition? Yeah, that's a good one.

From my perspective, it seems like the pricing is so all over the map right now in our marketplace. So people might be looking kind of all over at the same types of homes, but there's not a ton of consistency with their price range and the ones that are on the lower end, aka properly priced, are getting multiple offers.

Yeah, there's still multiple offer situations out there.
