And then we'll share a little bit of our experience with working with people that are from out of town, and then also give it a little advice at the end.

Of course, we have to give some advice. Sure. When I first got into the business, working with an out-of-town buyer was always so intimidating to me because it's a lot of pressure. You got to show them the whole city and learn about their lifestyle and what they not just want. Wanting a home, but what they want in a lifestyle and match them to a neighborhood that fits their needs and their price point.

But I think we got a pretty good system down now, so I feel more comfortable about it. And I think it's I think this is one of my, you know, the clients I get most excited about. Really. Yes.

Yeah. I do think it's there's a lot of preplanning and we'll talk about that a little bit later, but also a lot of questions. You know, after you work with people for a while, you start to develop and understand what questions to ask. And you start to understand and who they are and what they're looking for and what a good fit might be.

It's always one of those moments, you know, when you're working with someone and you're like, I bet they would love this neighborhood or this school system or this area that has all these different kind of restaurants. They're looking for something like that. It's kind of a neat feeling when you're like, okay, I get what they're what they're all about and what they're trying to accomplish here.

Yeah. For those of you from out of town, Portland does have a very unique vibe. It has, a very unique real estate market. And compared to other places on the West Coast, it's just different. And a lot of people are drawn to that. A lot of people are just told that they're moving here.

They have to like it. But I do think there's a real large contingent of people that once they live here or once they visit here, it's a really cool spot. And I've lived all around the United States. When I was growing up, my dad was in the military, you know, Indiana, Kentucky, Washington, Oregon. And I couldn't imagine leaving Portland.

It's just such an incredible spot between the mountains, you know, to the east and the Coast Range to the west, and then the beautiful Oregon beaches and the coast that are out there. When country. It's just a really special place.

I could not agree more. I think a lot of people assume that Portland is just like an episode from Portlandia. And, you know, if that's your vibe, you can find those people here for sure. So it is. It's different than anywhere else. Obviously. Los Angeles, San Francisco, Sacramento, you know, San Jose, all those places in California. And then you have Seattle up in Puget Sound and Tacoma. It's just all of those are different. But Portland is uniquely different from all of them and what it can offer. And it's pretty cool as far as a business standpoint.

Extremely strong tech. There's a very, you know, jobs here are, for the most part, good jobs and the employment situation in Portland is really strong. Multnomah County, which is downtown Portland and a lot of northeast Portland has had some struggles over the past year or two. But even that starting to rebound a little bit. But Washington County, Clackamas County, you know, west side, southern part of of Portland, very, very strong, a lot of good jobs.

We work with a lot of relocation. So if your company offers you a relocation package, we've been doing that for 25 years, plus a lot of incoming people right now, because their jobs are sending and sending them here. So, very strong that way. It's a structured city. Right. So I think the thing that a lot of, people who visit Portland looking for a home or thinking about buying here are impressed with is there's not a lot of sprawl.

So like, you know, I go down to the Bay area every once in a while. I've got friends down there, different things going on, and it is every well everywhere, same as LA and a lot of the rest of the country. It's just not very planned. You just get strip malls, you get, you know, it's just.

All over the place. Portland is very much planned out and it's extremely difficult to build developments and get large neighborhoods put together because there is a process to it. And it's a double edged sword, which means that our inventory is very difficult, a very difficult situation right now because we don't have a lot of it. But also it's hard to, you know, build that, that, that base of new construction when you're so planned about it.

That's tough. The upside is when you do get new developments, they're really, really beautiful. They've got parks, they're really thought out, lots of, bike paths, a lot of walking paths.

I think we take that for granted. I know, I definitely do. I mean, the fact that you can get from one end of the metro to other in an hour in a non traffic time is pretty amazing.

Yeah. I live in Hillsboro which is on the west side of Portland, very west side of Portland. And I can walk to our what we call our max, which is our light rail. And I can walk there with a suitcase from my house. It takes me five minutes and take the light rail all the way across town and get out at the Portland airport.

I guess, like, I mean, define weird would be my question, but okay. But it does. It does cross over to the music scene, the restaurants, all of it. And it really promotes all sorts of different lifestyles, you know, diversity, all sorts of really cool stuff. And sometimes Portland gets bashed for that, but a lot of times it doesn't get credit for that.

Right. And if you like food, which you know, I do, this is one of the top 2 or 3 cities in the United States for food scenes. And that is because of people aren't afraid to try different. Let's, you know, let's have a restaurant do this. Let's have a restaurant do that. Let's try this style, that style. So that is the Portland set up.

It is hard. Let's move on to, a quick little market overview of what the Portland metro real estate market looks like right now. And I got a question for you, Makayla. Would you say that our current market is favored towards buyers or sellers?

I'm reading your notes, but I have a different opinion than your notes. Yeah. Go ahead. Okay. I think in some ways it's favored towards sellers if they're in an extremely desirable location and their house is extremely well done and maintained and updated. Everyone for everyone else it's kind of leaning towards buyers.

Yeah I think there are so few buyers in the market place right now that it's slowed the cycle down. Right. And I think it's very buyer friendly right now. But I still think it's a great time to sell. Yeah. Like you said if you've taken care of your home, if you're in a great location, if it doesn't have any big red flags and if you price appropriately it's going to sell.

Right. And probably for with multiple offers. But that's the top 5% of the homes that are on the market in any price point. And if you're moving to Portland Or you're thinking about it, that's one thing you should know is if you're looking for something in a certain neighborhood, a certain area, and something that's highly desirable, it's going to be competitive.

No. Especially if you have very, very low down payment in our current interest rates. But it can be done. And depending on your situation, you want to take a look at that. That's a whole nother show. Should we talk really quick about counties and taxes. How that varies.

Okay. So the rule of thumb when you're going to shop for homes in the area. There's three major counties in the Portland metro area. Multnomah County like Joe mentioned is downtown Portland. Washington County is west of downtown Portland, and Clackamas County is east of Portland. And the taxes generally are most affordable. And Washington County middle is Clackamas. And then Multnomah is, yeah, most expensive property taxes.

Yeah. In the further you go out and Clackamas. Mr.. More affordable it is Lake Oswego. Which one is one of the top price points here in Portland? Kind of skews that for Clackamas a little bit, because you do find some homes that have 30, 40, $50,000 tax bills per year.

Yeah. So but I think that's a great point. And we'll talk about that a little bit when we're giving some advice on on what to do if you're thinking about making the move to Portland. But the other thing about our market is price point matters. Anything below 700 is it's just tough right now because it's so interest rate sensitive.

Right. And so it's a much slower burn. But that means if you're coming into town and you're qualified, you're pre-approved, you're ready to go. You can find some good deals below 700,000, because there's not as much competition. When you go 700 to 1.5, 700 to 1.25, it gets very competitive. And then surprisingly 1.5 and above moves extremely quickly, right?

So if you're a luxury buyer, there's some amazing properties in Portland every all the cool properties you might see on, Sotheby's International realty.com or on our website, Livportland.com around the country in different places. Portland can match any of those areas for really, really cool properties. Some on acreage, you know, some just really, really well done. But those properties go quick.

And that's a weird place to be because in years past in my career, it was always the further you go up the price point, the slower they sold. And now it's inverse and it's just really odd.

We see so many young professionals that are seeking vibrant neighborhoods.

Yeah, the neighborhood scene is really cool. And there's some really cool spots.

We get a lot of, we have if you don't know, we have the Nike World headquarters here in Beaverton, Oregon, which is about 20 minutes west of downtown Portland. We get a lot of people moving here to work for Nike, and they always want to live close to the headquarters, but still in a cool, neighborhood. And so there's a lot of great pockets downtown that, people have found fun.

Right? Yeah. We also have the Adidas North American headquarters and under armor's West Coast. Right. Columbia is here. So a lot of garment, a lot of footwear, a lot of all that. But it's it's an interesting demographic. And first time home buyers here in Portland are steadily getting older like they are around the nation. You know, 35, 36, 37 years old.

And then, you know, we have a relocation buyers that are working through a company, for the most part are mid 40s to 50s. And that can be a tough segment to work with because they're coming from something that they were comfortable with and liked. And now finding that in Portland is sometimes tough, right? So $1 million to 1,000,005, like we said, extremely competitive and not a lot to choose from.

So it can be a tough situation.

The other group moving here is families who are drawn to the schools and parks. And I think the outdoor outfits atmosphere that Portland has to offer, like we said, the mountains, the wine country and the beach all being within an hour and a half.

Yeah, yeah. So that's kind of the demographic. Obviously it's all over the place. There's people of all ages, races, ethnicity, all of it coming to Portland. But that's kind of what we see. I want to move to where to look for different price ranges and amenities.

North Portland kind of by University of Portland. There's some beautiful streets and great pockets in there that are affordable. Southeast Portland a lot of fun neighborhood vibes there.

Yeah. Hillsboro and Forest Grove and Cornelius are also good choices. You know, the further you go out, the a little bit more affordable, it's going to get maybe a little bit more choices.

And buy luxury. We're talking probably 12515 and above. I think Lake Oswego obviously is absolutely fantastic on the lake around the lake, on the river there just some spectacular homes. We're in the process of, we have a sale pending on one that's 1.75. It's on the Willamette River. It's almost an acre, you know, so and it's a absolutely gorgeous home, but it's competitive, right?

You know? Yeah. Lake Oswego just has so much to offer. I personally love the little downtown area the most.

There's, like Oswego, there's southwest Portland. Southwest Hills is just a really cool spot up in the hills just west of downtown. You know, there's the Kings Heights, there's Northwest Portland, some places in northeast. If you're looking for some of the older homes in town, there's Laurelhurst, there's Alamo to, those neighborhoods have some spectacular older homes that have either been cared for meticulously or revitalized and then down South West Linn and Stafford.

Yeah. What about schools? Where do you go for the top schools, Mac schools?

Well, Lake Oswego, they have they tend to have ten out of ten ranked schools across the whole board. They have two high schools, I think two middle schools until, for elementary schools, I don't know the exact number. I know they have two high schools and they're all nine out of 10 or 10 out of ten. Southwest Portland as well.

Then you start to see the bigger picture and it's absolutely gorgeous. But South Hillsboro is one I know Clackamas has some really cool stuff going on. Where to look for different price ranges and amenities is what we're talking about. But the one thing that more and more people move to Oregon for is wine country. And the Oregon wine country is absolutely phenomenal.

It is. I love it so much. There's so much to see. You could spend a week here and not even scratch the surface on the wineries here. They're all really close together. They're you know, you're about an hour outside of Portland, but there's so many Airbnbs and hotels and amenities out there, it's more affordable than a trip to like Napa Valley.

And it's it's one of those things where, you know, the rolling hills, it's the Willamette Valley has this really cool shape where you'll get these long stretches of just kind of slowly rolling hills, and then all of a sudden they'll climb up a little bit. And so all these wineries have kind of picked out their spots up in the hills.

So almost all of them have amazing views. And it's just it's just so cool.

And a lot of people that take the trip end up thinking about Portland and, you know, hey, what would it mean for us to live out here and all of those areas from Hillsboro to Forest Grove to Carleton, Yamhill, McMinnville, Newberg, all of those area and areas in there, you know, you start to get an hour, you know, 45 minutes to an hour outside of Portland.

But for a lot of people, that's not that far know, you know, especially if you're retired or if you're looking for a small town community feel while still having a lot of stuff going on your on around you. And the price points out there. Well, secret people, wine country in Oregon is very affordable.

It is. I mean, you're not going to get acreage with that, but you're going to find a nice, yeah, smaller home in town. And the towns are so adorable and it's likely walkable. Yeah. Every time I go wine tasting, I think, why do I do this every weekend? It's my favorite thing ever. Probably because I would become an alcohol ever.

So let's talk a little bit. You know, I think we've shared some of our experiences working with with people that are moving from out of state. And I'll share kind of my thought on that and then I'll let you share yours. But the thing that I notice when I work with people that have come in from out of town is that for the most part, they don't know what to expect when they get here.

And a lot of them look at Zillow or at Redfin or some of those things, and that's great, you know, looking for the houses that you can afford and this and that and the other. But once you get here, all the neighborhoods are so different. All the areas are so different. And I people get overwhelmed very quickly. And so, you know, my advice is do your research on what do you want to get out of the neighborhood and the area that you're living in, not just your home, but the neighborhood and the area?

Do you want to be walkable to restaurants? Do you want to be close to light rail? You know, those type of things. I, I think people show up and they're like, well, I know what I can afford and the areas that I can afford it in, well, maybe, maybe not. What do you really want, though? Right. And then they have to recalibrate to oh yeah.

Well let's look around a little bit. And so my advice of, you know, research what you want, think about what you want and then know your goals. Walk the neighborhoods, drive the neighborhoods, ride the neighborhoods. If you're if you're a biker and get a feel for things that way. Because I've had so many people that start out coming into town and they're like, well, I know what I can afford, and I'm going to go look here and here.

But they really don't know everything's available. And then they get a feel for the different neighborhoods and they're like, I really like the vibe of, like Multnomah Village, right in Southwest Portland. You would never know about that. No. If you're just like an on Zillow. Right. Or something like.

That, it's just a neighborhood you kind of happen upon.

Right. And then from there it's like, is there anything affordable for me in here? Well, yeah, let's look around, see what what's there. So instead of being focused on the house, find what makes your heart feel good in an area.

Very well said. And then be hard to add something to that. But I think when we say when we're touring homes with buyers, we say to pick your top 3 to 5. So like you said, I think pick your top 3 to 5. What's important to you? Is it school district? Is it being close to work? Is it the neighborhood feel?

What is it? But give yourself time to explore and plan and really figure that out, because chances are it would be hard to figure out what neighborhood to live in on the first trip or even a short trip. Yeah. So the more preparation you can do beforehand, the better. If you're at the point where you are home shopping, I think a good way to see the neighborhoods is to go look at a couple homes.

Because home styles can vary throughout town as well. And I think that's, you know, part of the thing that makes Portland so unique.
